As building owners and operators faced the first enforcement cycles of emerging carbon laws—and a summer of extreme heat that pushed the electrical grid to its limits—Logical Buildings’ software platforms helped thousands of properties reduce operating costs, avoid penalties, and contribute flexible capacity back to strained grid systems.

To support this accelerated momentum, Logical Buildings is pleased to welcome Josh Troy as Chief Financial Officer, helping guide the company’s next phase of platform scale, capital strategy, and national expansion. Josh brings over 15 years of experience leading finance, strategy and capital markets for growth-stage real estate and utility technology companies.

Client Outcomes: A Breakout Year of Impact

2025 marked one of the strongest years of performance for Logical Buildings’ clients, driven by rising urgency across utilities and national, state and municipal policymakers. Over the past year, the company:

  • Serviced over 4,000 buildings nationwide and 25,000+ tenant energy users across New York City and Westchester.
  • Helped multifamily, commercial, institutional and industrial portfolios achieve record MW load reductions in utility demand response programs, including significant contributions during Con Edison’s Commercial System Relief Program (CSRP) and Distribution Load Relief Program (DLRP) and New York Independent System Operator (NYISO) events.
  • Successfully navigated the first compliance year of Local Law 97 (LL97) and emerging benchmarking standards in New Jersey, Boston (BERDO), and Washington, D.C. (BEPS)—with 700+ buildings supported.
  • Adopted SmartKit AI® Platform at scale, enabling more intelligent, flexible, and cost-saving energy decisions through Advanced Metering Infrastructure (AMI) integrations and building hardware connectivity.
  • Reduced operating costs and carbon emissions for building owners/operators during a summer of historically high electricity prices and extreme temperature-driven demand.

This growth comes during a pivotal energy moment. Nationwide, explosive electricity demand from AI data centers, electric vehicles, and heating electrification is colliding with an affordability crisis—driving prices up while placing unprecedented pressure on existing grid infrastructure. At the same time, states and cities are introducing the most sweeping carbon regulations ever applied to buildings.

“This year wasn’t just about our growth—it was about what our customers accomplished in one of the most volatile energy environments we’ve ever seen,” said Jeff Hendler, President of Logical Buildings. “Our platforms helped building owners cut energy waste, avoid carbon penalties, earn grid services revenue, and stay resilient in conditions where every kilowatt mattered.”

Grid Constraints Underscore Urgency

This summer highlighted just how tight U.S. electricity margins have become. According to an article written by NYISO, June 2025 saw “soaring temperatures” which tested New York’s grid and demand reached 31.9 gigawatts (GW), “the highest peak recorded on New York’s grid since 2016. During the three-day heat wave, renewable resources and demand response programs helped shave demand. Without these contributions, New York may have surpassed its all-time summer record of 34.0 GW.”1

“As cities electrify, we simply need more electrons,” said David Klatt, CEO of Logical Buildings. “Grid-responsive buildings aren’t optional—they’re essential to keeping the lights on. Logical Buildings is one of the few companies connecting the dots between real-time grid needs and what buildings can deliver.”

Welcoming Josh as CFO: Strengthening the Next Phase of Growth

To support its expansion and increased capital market activity, Logical Buildings has brought on Josh Troy as Chief Financial Officer.

Josh brings over 15 years of experience leading finance, strategy, and capital markets for growth-stage real estate and utility technology companies. He previously served as Co-founder and CFO of Urbint, an enterprise software platform helping utilities predict and prevent incidents to critical assets and workers. Josh also served as Head of Finance for StreetEasy (Zillow) and Compstak, leading real estate data and technology companies. His background spans M&A, corporate development, FP&A, and building finance organizations capable of supporting national-scale expansion.

“This is an incredibly exciting time for Logical Buildings, and I’m thrilled to be joining David, Jeff, and the team. With electricity costs surging and carbon-compliance rules accelerating, Logical Buildings is uniquely positioned to guide building owners through the ‘Electron Economy’ transition. As customers adopt grid-interactive, revenue-generating operations, our platform provides the intelligence and financial results they need. I’m excited to help expand this impact.”
