When a general contractor enters into a construction agreement with a client, there are three main ingredients in the contract: price, scope of work and the design documents the project is based on. A property inspection contract, also known as a property condition assessment (PCA) or a commercial building inspection is very similar. The client and the building inspection company need to establish the parameters for the property inspection.

Parameters of property inspection

Commercial buildings can be complex structures based on how many stories, use of the facility and age of the property. It goes without saying that an older building will have more deficiencies than a newer one. A 30,000-square-foot three-story office building will have vastly more components to inspect than a 30,000-square-foot warehouse. Ultimately the cost of a property inspection is a business expense but considering all these variables the decision has a significant effect on the bottom line of the commercial building investor.

The scope of work, also known as parameters are key to obtaining the vital information for the commercial building investor. An open dialogue needs to preface the actual inspection to establish areas of concern by the owner or buyer. Many instances require a third-party inspection in addition to a general PCA. Below are areas that may require an additional inspection that specializes in that area or element.
  • Structural steel
  • Tilt-up concrete construction
  • Roofing
  • Storefront windows and enclosures
  • Exterior joint sealants
  • Masonry moisture wicking
  • Mold and asbestos
  • Concrete footing/foundations
  • Electrical
  • Plumbing (including subgrade sanitary sewer conditions)
  • Septic tank and field
  • Heating, ventilation and air conditioning (HVAC)
  • Thermal imaging
  • Operable garage and overhead doors
  • Landscaping and irrigation
  • Parking lot
  • Phase 1 & II environmental
  • Pest and termite

If the commercial building investor has concerns regarding any of these elements, he or she should not hesitate in requesting that a subsequent specialized inspection be performed. The costs of these additional scopes of work pale in comparison to the cost to repair these unknown deficiencies.
